A pre-launch rate looks simple: ₹23,600 per sq ft for the first 100 units at Elevate 3.0. But the amount you will actually pay depends on three more things. Here is how to read the cost sheet properly.
The formula
Total cost = chargeable area × ₹23,600 + PLC + GST

Why PLC deserves attention
Two identical 3.5 BHKs can have different totals purely because of PLC — a higher floor or an unobstructed Aravalli view is usually priced in. Ask for the cost sheet of two or three specific units so you can see the difference in rupees, not percentages.
Compare totals, not rates
When comparing Elevate 3.0 with other luxury projects, compare the total payable on the same area basis. A lower per sq ft rate on a different area definition, or with higher add-on charges, can end up costing more.
