Conscient Hines Elevate 3.0 has two payment plans for its first allocations: one for the first 100 units and one for the next 150 units. Both use the same five milestones — the difference is how much you pay at the start and at superstructure.
The two plans side by side
| Milestone | First 100 units | Next 150 units |
|---|---|---|
| Within 90 days | 20% | 25% |
| At 18 months | 10% | 10% |
| On superstructure | 30% | 25% |
| On receipt of Occupation Certificate | 35% | 35% |
| On possession | 5% | 5% |
Both plans reach 60% at superstructure and keep 40% for the OC and possession. The first-100 plan simply moves 5% from day one to the superstructure stage.
What it means in rupees (base price, first 100 units)
At the pre-launch rate of ₹23,600 per sq ft, before PLC and GST:
| Milestone | 3.5 BHK · ₹7.08 Cr | 4.5 BHK · ₹9.44 Cr |
|---|---|---|
| Within 90 days (20%) | ₹1.42 Cr | ₹1.89 Cr |
| At 18 months (10%) | ₹70.8 lakh | ₹94.4 lakh |
| On superstructure (30%) | ₹2.12 Cr | ₹2.83 Cr |
| On receipt of OC (35%) | ₹2.48 Cr | ₹3.30 Cr |
| On possession (5%) | ₹35.4 lakh | ₹47.2 lakh |
Figures are rounded and exclude PLC and GST, which are added as per your unit. Pricing for the next 150 units will be shared separately, so rupee amounts for that plan depend on the rate announced.
Which plan suits you?
- If you want a lower entry cheque, the first-100 plan asks for 20% instead of 25% in the first 90 days — on a 3.5 BHK at the pre-launch rate, 5% is about ₹35 lakh less upfront.
- Plan for superstructure. The first-100 plan has a larger 30% instalment at that stage. Map it against your expected cash flow.
- Keep 40% ready for the end. In both plans, 35% falls due on receipt of the OC and 5% on possession — useful if you plan to sell another property or arrange a home loan near completion.
